My partner and I have a property in Boston market that we flipped that will be going on the market in a week and a half. Currently, the yard has dirt in the front yard and weeds in the side yard. Since budget is tight, my partner feels that it's better to leave it as is and let the buyer take care of it. She feels that in Boston market, people don't pay as much attention to the yard as other markets. I am thinking it's better to put the money in up front and lower the risk of the property sitting on the market. Any thoughts?

I am pretty new at this doing my first two flips as we speak. However, I did put in an offer on a house with septic. Septic inspections are very expensive so I added 20k to my repair cost and made the offer based on that. I also called the city hall and had them pull the records on the septic system on the house so I could estimate the potential cost before I made the offer. Since then, whenever I run the numbers on a house with septic, I always include the cost of new septic unless it just passed the inspection. Hope this helps.

Hi Max, I just took the real estate licensing course and asked about the question in regards to security deposits from different tenants going into the same account. He said that is allowed as long as it is not commingling with other money as you mentioned.

Hello everyone, I am looking into doing a direct mail marketing and am considering using Realeflow. Would anyone be open to sharing their experience using their services? What are the pros and cons? I am open to using other services if anyone has some suggestions for other service providers. I actually posted this yesterday but only got one response so I am reposting to see if I can get more suggestions and opinions.

I am a newbie and is trying find a GC to work with. I am looking into two locations. One is in a town that I live in. The other, in a city that my son lives in where there is a state university. They are about 50 minute drive apart. I would love some advice on best way to find a reliable GC.

I noticed there are different calculators for rental property and BRRRR. What are the differences? When will you use BRRRR over rental property?
