Quote from @Alecia Loveless:

@Kenny Stevenson If you're not handy yourself and planning to do some or all of the rehab on a BRRRR it can be an uphill battle for a beginner to accomplish.

Creating a good team of honest people especially contractors can take a while. Which often leads beginners to get burned.

Use caution and build a solid team before getting too deep into a rehab is my best advice.

For example I’ve got to add a basement egress window and I’ve just gotten 2 estimates, one for $20K and the other for $23K. After much discussion with my regular contractor I got him to realize that if he does the project instead of subbing it out it will only cost me about $7K. As a beginner you will just be at the mercy of whatever price the contractor wants to charge you on the renovation because you likely wont have the option of a cost conscious contractor like I’ve got.

Thanks will keep that in mind!

Thanks Andrew I've been checking out house hacking on the bp rookie podcast but I'm not sure how that works if my current primary home is in a va loan really cheat rate. Can I have more than 1 primary residence?

Good Morning I was listening to the BP Rookie show #300. The guest said she was house hacking but only stayed there in the property 6 months out of the year and short term least it out the winter months to travel and stay where it is warmer weather. Is this possible starting out or do have to live in the property a year or 2 first?

Starting out. Need starter advice. I have 80k to use for real estate investing. Should I BRRRR a property or pay cash for a couple mobile homes?
