Congrats, sounds like it went well.

Curious on a few things, what part of wny we’re you able to make this deal happen. I see some opportunities come but they are in rougher areas. I am into south Buffalo,NY and that area has been on fire lately.

Also we’re you able to find a lender local to do your refinance, if so could you share.

That’s not too bad of a price.

Consider this:

Usually the homeowner is responsible from meter to utility connection point.

The electrician will have to run a new meter channel and wire to the connection point and coordinate with the power company to get it switched to the new line.

Make sure the wire going in is slightly bigger than What you have, if you have 100 amp services, get wire rated for 150amp services.

Are they changing out breaker boxes? Wire from breaker box to meter channel?

Are they installing a siding block, mounting block on the house that’s waterproofed so water doesn’t run down the into your breaker box, behind siding and rot the substrate?

Location and siding work on the exterior or the home, sometimes they install the new meter and leave the old in place while waiting for the power company to connect the new lines.

Has anyone tried to refinance a rental property in buffalo,NY using a local bank,if so which are accepting applications. If no local any recommendation for a alternate lender.

yes Justin that would be awesome if you could send some pics. I am very intrigued by the epoxy and I am looking for a system to practice. I have never seen anything done up close with the system you use.

What products are you using to do your epoxy? Are you doing them yourself or hiring a local company. I have found a few people in wny doing it and was looking for insight/ experiences with turn out.

I am aware of the last months breech of lease, I did a one year lease and they are within the last 2 months. From now on it will be month to month lease, renewing in April each year

Good morning friends,

Soo my tenants decided to give me a 10 day notice that they are gonna move out, great timing. My question is, has anyone had good luck using an agent to list the property and vet the applicants. Also what kind of fees and things should I be looking out for. I listed it on Zillow and craiglist and had 10 ppl by midnight looking to gaulk and waste my time. I don't want a management company for the simple fact that nobody cares like I do and I want to have a solid renter in my place.

@Justin Nagy Could you add yourself to the deed, via quit claim deed. Then you can have technical ownership and live in it
