Hi everyone,

I have a great potential for a tenant, however they wont be ready to move until 2 months from now. They are asking if it can be held for them. Whats a good strategy for this, obviously don’t want to lose 2 months of rental income. 

Im guessing take a non-refundable hold deposit for 2 months rent? 

I decided not to renew my tenants lease and gave them a 6 month notice. At the end they moved out and didn’t pay their last months rent, late fee and portion of electric bill. They also left a bunch of construction items in the patio, which the sanitation department does not discard.  I still have their security deposit which I can use towards the owed rent, and luckily nothing was damaged in the home. But I’m still left with an unpaid balance and may have to pay to have a service truck throw their things out. Ive tried contacting tenant numerous times but no response. 

What would you do?  

My rental applications do require them to put their existing landlord or PM contact.  I reach out and confirm a few things like did they pay rent on time, any complaints, etc...  But I have not been on the receiving side, getting a call from another PM or landlord, so I guess some don't care as long as everything looks good from their end.  I have been asked for tenant letter of recommendation from tenants themselves, but that's about it.  

I would like to think landlords are not lying about bad tenants, just to get them off their backs and onto someone else!

 Why would you be suck with a tenant just evict them 

Well yes I can just evict them, but lease is up in 3 months and they will be moving. I rather not go through the eviction process with such little time left. Just trying to not make it harder for them to find a place if I’m being asked on feedback…

They are going to start looking for a new place but how do I deal with landlord/PM referrals calls?  I’ve heard some landlords lying about the tenants just to get them out, that tenant now becomes someone else's problem.

 @Kenny Luna    It would be helpful to understand what your current interest rates are on property 1 and 2. 


Property 1 is 5% Interest Rate & Property 2 is 3.625%

I want to scale faster, so many options out there.  What would you guys do in my shoes?  These are all in Atlanta Georgia

Property 1 - Townhome Rental

Property Value: 285k

Mortgage Balance:  116k

Property 2 - Townhome Rental

Property Value: 300k

Mortgage Balance: 188k

Property 3 - Single Family Rental (House Hack)
