I'm very curious about the section 8 filings. Recently I heard that the landlord will receive 60% of the rent and the tenant pays 40%. Is this true for future landlord or is this different for other states?

It"s a great feeling to start this journey to invest in real estate. I personally was afraid of talking to any one (homeowners and real estate agents). At some point you have to get over your fear and take that step. I still have not hired any staff, but push forward after one year and 9 month got my first deal. So congrats on taking this journey together.

It depends on the market that your in. Most owners will sell at the height of the market. When you sell take into consideration the taxes that you have to pay on your profit. Take course to consult a tax attorney to limit your payments.
