Hi Group, quick question.. when you are shopping rental properties, do you really care about the age of the house as long as it gives good cashflow/yield ? what is your thoughts on old houses built in 1950/60 but remodeled like new? It seems there are lots of turn-key houses with decent cashflow out there... what do you think? anything I need to avoid with these houses?

I just got the inspection report, and wondering if there are things I need to be concerned about? or major concern? are these typical for a house built in 1974? I'm currently waiting for the seller response to my request to fix all the majors.

Hi Timothy, Yes, I would get more cashflow at higher interest rate with "extended period". So I am debating myself whether to give up current better interest rate or to make more cashflow...

Hello, 

Currently I have $150 cash flow monthly from a rental property with interest rate 3.0%, and I would get >$400 cash flow if I do refinance (of course, higher interest rate for sure). What would you do? keep as it is or refinance for more cash flow with extended payoff period?

Thanks for the explanation and insight! I am reaching out some other lenders including private lenders not limited to hard money lenders, we will see...

I am looking for a hard money lender in PA/DE area who doesn't ask previous purchase/rehab experience as one of requirements for the lending. Please let me know if you know any of hard money lenders who is willing to work with me who wants to have pre-approval to jump in BRRRR. thanks in advance!
