Has anyone used them to finance a flip? I am curious, they seem ok but got a text back from Jeffrey that he was in the hospital.... hmmm I either hope he is ok or will go somewhere else.
who do you use for fix n flip financing?

Im in the Denver area and am looking to start flipping houses. does anyone know of a Realtor, Broker, Bank etc. that has some of these i can get my hands on to get started?

guess i should have done my due diligence BEFORE i joined. only did the sign up stuff and did not get ripped off. Thanks again BP community for being the voice of reason in a sea of scams.
My only regret is that BIGGER POCKETS lets these ******** advertise on their site!!!!
WHY?! why is such a great site letting scams advertise on their site? who is in control here? and who does the vetting on advertisers?
Come on BP dont become like all the rest of the fish in the sea of scams.

Thanks for the reply but you just basically reiterated what im looking for and said "after the first one i can copy and paste" well, I need the first one or something to go on lol. So, no one has anything that i can go on, ok. I will search elsewhere for what i need but at least i can glean some info from your replies and go from there so i do thank you very much for them.

thanks Matt! do you have a template that you use that's editable. as I've said im not very good at all this legal-ease lol. or is there a place that i could get one from that you know of?

Thank You for the reply Nicole,
She has inherited a ton of money and wants to put it to work for her. She has a few properties that she rents out already and i am going to remodel her next house for her. we have a pretty trusting relationship as it is but i just need to make a decent, real, offer to her, so we can both be comfortable with it and where it puts us. I need to get us to a place where were both not only protected but can JUMP on a house when it becomes available. nothing worse than a working relationship that is a fly by the seat of your pants deal. I need to solidify it for both of us so were both comfortable and can continue for a long time to come. Im a pro at remodeling but a novice at this end of it so thats why im reaching out for help. thanks again

Ok, I met someone that wants to finance flips with me, I have been in the trades for over 40 years and have been remodeling houses for ever. but the contract or offer end of things arent my strong point but im learning.

my question is this, I need to get ideas on what kind of an offer to approach her with and what would be the best to benefit us both and how to word it. Is there a template out there that i can use to do this or does someone have a good doc that they use and would be willing to share it? Im in the Denver area and have been wanting to do this for myself and not others for some time and if i can approach her with a decent offer i think I can finally get started in this flipping business.

I realize this is an old thread but Im beginning to write my plan out and would love to see how yours ended up. I have templates from on line but i tend to trust the folks here more than anywhere else.

in order for a basement to count as square footage it has to "conform" and there has to be an egress window from my understanding. otherwise its nonconforming and not safe to occupy.
