You can invest in an S&P500 index fund ETF and not have to worry about actively managing your portfolio. Since the dawn of time, the S&P500 averages approximately 8-10% a year ROI, plus you can reinvest dividends. Over time, almost 99% actively managed funds will not out-perform the S&P500. Try looking into SPY or VOO!

Hello!

For all you SoCal landlords out there, what utilities do you have your tenants pay and why? 

Additionally, assuming i'm renting my property, how much should I expect to pay out of pocket each month to cover those utilities?

Hi Everyone, 

I recently re-vamped a four square excel document that I found here on BiggerPockets. This excel doc helps with quick and easy calculations! Just plug in the Home's value, Rental income and Mortgage. FYI - You'll need to make a few adjustments to the calculations depending on where you live.

This is my version 1. I'd greatly appreciate any feedback to make this more accurate! :)

Post: California Mortgage Insurance Calculations/Estimations

Hi Everyone,

I'm having troubles with finding an accurate number for calculating the mortgage insurance on a property. I've heard several numbers being thrown around such as... ~$70-$100 for every 100k of the home's value. I've also had a mortgage broker tell me that it would be $30-50 (which seems too low for an FHA / Conventional 5% down loan).

Any help would be greatly appreciated! :) 

About me: 24, credit over 760, high paying tech job.

Hello BiggerPockets Community!!! I am a Sophomore student at Colorado University in Boulder. I am very eager to start surrounding myself in the world of REI. Apart from perusing my career in computer science, I am looking to gain as much knowledge as possible about investing and hopefully apply that to near-future investments. Im looking forward to contributing to BiggerPockets and learning from the experienced community! I have no prior experience with real estate, but I plan to build my RE resume as soon as possible.

As an upcoming real estate investor, I plan to start small with entry level investments, reinvest my cashflow into more real estate, and to become financially independent while getting out of "the rat race". –Kiyosaki.

I am currently seeking mentoring, knowledge, useful books/guides to further advance my understanding in the world of REI, and just about any tips/aid that would help me to reach my goals!

Im looking forward to getting to talk and learn from the community. Thanks for this opportunity!
