@Roy N. Thanks for the clear answer Roy. I've got a question based off what you've said. My father in law was going to give me 30-50k depending what I needed (this was assuming I already had 50k). He doesn't want anything to do with the investing part, just "wants his money back before too long" ie, before he passes. If he signs it over gifting it to me, is there another document I can sign that says I will pay him back? I think it doesn't matter, as he's willing to come in as a title holder to help me more with credot but I'd like to know if I ever come across that situation again. Plus, it makes everyone feel secure knowing I'm not willing to let them sign that much money away without actually protecting them from losing it

@Matt Hurley A bit of back story, I thought I was in a position to buy a second property as an investment and turns out I'm not. So I wanted to know the different terms or ways of seller/owner financing so I could do a bit of research on the topic and look at my different options

Hello Everyone!

As the title states, I'm hoping for a bit of clarity when it comes to Seller Financing in Canada. I know there's options available to me, but I can't seem to find any information from a Canadian stand point.

I was planning on using my line of credit for a downpayment, then my banker informed me it's actually the opposite of a Heloc (ScotiaLine). I have a family member that is willing to invest, but it won't cover the 20% down payment I need for an investment property. I'm looking elsewhere than my bank, as it's not exactly investor friendly. I do already own a house with CMHC insurance, so 20% down is the lowest I can go.

I'm assuming there's different options to Seller Financing? I know there's Rent to Own, but I've been informed that's basically a last ditch effort and should be avoided. What other options are available to me?

Hey everyone! I'd like to start out by saying how much I appreciate what everyone's doing here, I only wish I had found this community sooner. 

A little about me, I'm 26 years old with a small family. I bought a house about 5 years ago, and I rent the basement suite out. I used to also rent a room out in my space, but with a girlfriend and 8 month old daughter, that's not viable anymore. 

I'm hoping to connect with people local to me, or anyone familiar with the Prince George market. I'd love to find a mentor eventually, but being new to Real Estate I honestly don't have much to bring to the table except a willingness to learn.

I plan to sell my house next year, and I want to dive into real estate investing with the profits. I have a meeting Monday with a close friend of mine who's going to walk me through the real estate licencing course, so that I have access to MLS listings myself. My ultimate goal is buying commercial properties, and I hope to never stop scaling.

I'd love to meet with people who own at least 50 units themselves, as they've achieved what I plan to do. But I'd still like to talk with everyone, I'm open to all ideas and love talking about real estate in general. Hope to hear from some locals, and anyone who shares my interest, far and wide!
