Hello new to the forum so excuse me if this is in a wrong area. I just recently got into wholesaling properties and will work into other avenues of real estate but I would like to buy my 1st house. I have 10k for a down payment, not the best credit and long work history from the same place. I currently make about 35k a year from my full time job and as mentioned I am a small real estate investor. Any tips to give me or if anyone has any for sale by owner properties that would be great!

How would any of you go about contacting home owners of fire damaged properties? I was going to send them a letter but i figured they might not live there anymore.

Hey guys new to the forum so hope this is in the right spot. I am curious as the best way to go about contacting owners of recently fire damaged properties. I could send them a letter but that got me thinking that if their home was just recently damaged they might not be living there currently. Skip trace their address? Just looking for some advice. Thanks!
