Sorry I didn't respond sooner. I don't really come on this site much anymore. But thank you for your attempts to help

My parents are starting to rent out part of their home instead of just letting my kids live there. This is great for them, but they aren't really good at management. Thus, I will be doing most of the work for them. There are already tenants in place and I am trying to get things to a more professional level.

If we set up a bank account that is ONLY for rent payments, can it be a personal account or does it have to be a business one? Can I just let them choose how they want to get the money into the account?

I'd appreciate constructive input. I understand this hasn't been handled properly up to this point. I am just trying to work towards a proper end result without destroying the relationships that have already been built. All I need to know right now is if I can use a personal account and if I can allow the tenant to get the money into that account in any way they'd like.

I just subscribed to Pro, but I seem to have 2 different accounts: one for this part of the site and another for the store. This happened because this part of the site let me login with my Google account, whereas the store made me set up a manual account.

Now the store doesn't recognize that I'm a Pro member and won't let me download the lease agreement package that I need for California without paying another $99. I'm going to do this tomorrow as I need those forms by Wednesday, but I'm trying to avoid wasting that money (although it's arguable that it's still a good deal).

I've emailed support, but they did not respond within business hours today, so I thought I would ask on here. Does anyone have an idea of how to link my accounts so that the site will let me download the California lease agreement package? Or even a way to download the package without going through the store? I'd greatly appreciate any assistance or input that someone knowledgeable can provide. Thank you.

I am just getting started in my real estate investing journey and I received an unsolicited message from Cogo Capital, a hard money lender focused on investors. I do not have many resources, but I am comfortable taking some risk and relying on my intelligence and research. However, before I engage with this company I wanted to ask the BP community if anyone had dealt with them or has any feedback on them. I appreciate it!

Hello everyone! I've always been interested in real estate, but I've always assumed I needed a large amount of capital to invest in it. With our world getting smaller and BiggerPockets providing an excellent forum, I'm hoping that I can now take steps to invest in my very own portfolio.

I have the intelligence and the work ethic; now I just need to build up a little capital. I am interested in collaborations to that end, but I will eventually get there no matter what. That's what this site is providing me: the knowledge and tools to do this myself and I'm VERY optimistic about the future.
