What is your mortgage amount?

We are at the highest home prices ever and nobody ever went broke taking profit. I’d probably lean towards selling and reinvesting the money elsewhere that provides you much higher returns.

@John Lewellen to second what @John Warren said I would also check with the management company that you plan on using. Vacancy %’s can vary based on how well the management company operates, their aggression on rental rates, etc.

You could also ask them what their average maintenance % of gross rents is but most have no clue.

Property taxes may or may not adjust based off of current valuation by city and what you buy it for. You should account for these changes when necessary.

Capital expenditure is the one you should really hone in on unless you plan on holding for 20 years to see them all through their life. CHECK PLUMBING AND ELECTRICAL.

Not much else to it besides that.

@Ty Cover any reason in particular you would want to go to S8? I don’t know the requirements as well as I should for S8 in TN and more specifically Knoxville. However, I’m positive there are other places in Knoxville that have a low barrier to entry, have high upside potential, and would cash flow phenomenally.

Do you mind doing a reno?

@Nathan Gruetzmacher I somewhat agree with Caleb and somewhat don’t. Deals are based on return expectations which vary from person to person. For someone just starting out and less than 1mm net worth I would agree. Someone over the 5mm net worth and high income I would probably green light it.

That being said, I’d tell her to write the offer if you’re confident in your numbers. It’s literally her job and how she makes money. If she doesn’t want to, she’s not the right agent.

@Alex Ramirez you should read your original lease. It should state what the terms are for early lease termination.

@Joshua D. I would highly recommend you not do that for liability reasons. I.e. general statement like that has no description of hunting seasons, what game you’re hunting, etc. Just increases liability on your side if you sign off on it.

@Winn Merwin not 100% sure but the windows would almost definitely be considered a capital expenditure meaning you could depreciate them.

Not an answer to your question but there might be some rebates through GA Power that can help get the cost down (not that that is the issue).
