@Ned Carey that will be what I research and look to learn today how to evaluate deals and figuring the market out in the area I’m looking for or perhaps find an area that suites my budget. Should I perhaps talk to a hard money lender and see what type of loan I can be approved for ?

@Ned Carey thank you for the welcome and response. You have a great question I currently just been on realtor.com and the Homes seem to be boarded up they are 1200-1300 sq 3bd 1ba. Im not quite sure what a rehab for that may cost. I’m very new to this. So at a stand still with money and hunger trying to figure out the next step.

@Dan Barli thank you for your response. I’m all in with 20k so if I purchase Home for 12-15k I would have the left over. And I’m sure I can round up another 5 or 10 from family. And cash out refinance is what I would hope to do. At this moment I’m at a standstill.

Good Evening BP community. Was hoping some of you fine people could advise me on the proper direction to move forward. So currently have 20k and have found some homes in Philadelphia, Pa for around 12k 15k which would need rehabs obviously. Do I buy these homes cash and do a rehab loan or would you suggest I do a hard money loan to finance purchase and rehab ?? Not sure if that makes any sense. But I’m pretty much trying to follow the brrr method thanks in advance for your time.
