I’m a 22 year old from southern Indiana. I owe 39k on a home worth around 80k. I work in a real estate office making 13/ hour gaining knowledge as a buyers assistant. I have my RE license so I am working towards starting to receive commissions. I have contemplated just hammering down my mortgage with principal payments for the next 3 years and my off my loan, but am getting tired of waiting on the sidelines. Started to looking into getting a home equity loan. Any tips or advice for funding my first rental property. Thanks in Advance!

My name is Kenneth and I am a 20 year old from Indiana. I just recently bought a home for 57000 and put 10% down. I then spent about 10,000 on a new roof and complete bathroom rehab. My savings were pretty much exhausted after this. I am currently on a deployment through the national guard and am expecting to return home with about 10,000 dollars. I am considering getting my real estate license. I told myself I was going to pay off my current house early but now am debating if I should save up for my next deal. I really want to get a rental property but I dont have a ton of cash flow(I work at Lowes).  Im just trying to soak in and learn all I can so any advice or insight would be much appreciated!
