I came across a deal that I believe would pencil out as a solid novation, but I have no experience and know they can get complicated legally. Appreciate any feedback or help this great community can offer!

Hey everyone! Sorry if this is a stupid question and the answer is as simple as “it makes sense if the return you can get from the debt exceeds the interest rate on the debt.” I still wanted to get your view on it as someone who has always believed the only way to be successful in business is by bootstrapping to the top and if one takes on debt too early it’s a recipe for disaster, but lately I am expanding my business and starting to see where it really might make sense. Appreciate any and all advice!

Hey everyone, thank you in advance for any advice or recommendations! I am an aspiring wholesaler located in Salisbury, MD on the eastern shore. I am looking for a good local attorney to review the contract templates I have found. I’m also looking for a good title company who will close assignments, preferably on eastern shore, but not a must.

@Chase Maher how do you market for wholesaling? Do you have to put your brokerage on all advertising or can you advertise as an investor and disclose you’re an agent as first point of contact?

Current realtor here on the Eastern Shore and want to get started wholesaling, but want to make sure I’m doing it ethically/legally as a realtor as well. Anyone know anyone doing wholesaling as a realtor or know a real estate attorney on the Eastern Shore to meet with about it?

@Dave Rav Thank you for the advice! Do you have any more insight as to how to find MH leads, would mailers or driving for dollars be good? What have you had success with? Also how could I go about owner financing, I am currently negotiating a MH and think owner financing could be an avenue, but I’m unsure how to bring it up. Thank you again!

Hey everybody, my name is Kenneth Jester. I live in Salisbury, MD and I’m a current college student/ realtor. I’m looking to get my first property under my belt. In my area there’s a lot of student rentals and trailer parks so I’m thinking that those could be the best niches to explore for my area. I just wonder what the best financing strategies would be to get that first deal, would hard money be a possibility? Would that be a good route to go or not and why? Thank you for any info!!
