@Kenneth Ginder

City said laterals would need to be installed. I don't know know a distance, rough guess from the road to the middle of the property is 100'. Unsure of where the exact water and sewer tie in is.

Looking to buy a piece of land that is zoned for R2 but only has enough water supply efficient enough for 1 duplex. The land has already been approved for 2 duplex builds. What can I expect to pay (ball park) to have water supply plumbed in enough to support 2 duplexes?

Land is in WI.

We're updating the fencing, replacing a dated leaky porch entry, taking out a dead tree this year (2023). Can we business expense all of these projects in the same year. Or do these larger upgrades/updates need to be apart of a cost segergation study? We also have more projects that we plan to hire out in the next few years. ( replaces old wooden single pane windows, replace collapsing porch and updated very old plumbing). Can we write off each year we knock out a project. Or should we do a look back cost segergation study when all of our projects are completed?

Are there any major tax implications when funding my LLC business bank account with equity funds from personal mortgage to finance a duplex build. Duplex mortgage is also in my personal name (owner occupied). The renter is signing contract terms in LLC name. Any red flags standout?
