I just started using Rentvine.  It has a lot of integration options and it's pretty easy to use.  the Rentvine team has been real helpful with helping me set everything up and linking my bank accounts as well as screening services from Transunion.  Also, their training videos are pretty good as well.

This may seem like overkill for one property, but I would recommend using a Property Manager and let them focus on those details.  Most PMs have a system in place to evict non-paying tenants within a few months which can save you money in the long run.  All you have to do is sit back and let them manage your property while you focus on other things like may expanding your rental property portfolio.

You can use any lease agreement you want; however, you need to ensure it complies with local and state laws.  Since lease agreements can vary significantly based on jurisdiction, verifying that the document meets all legal requirements is crucial.

Also, You need to check if the lease agreement allows for modification.  Depending on where you get them from, some lease agreements may have Copyright and Usage Rights.  The all rights reserved notice is a significant indicator of this.

Finally, having a legal professional review the lease agreement before using it is always a good idea.  They can ensure the document is legally sound and tailored to your situation.  I can't tell you how many times tenants try to find a way to circumvent the lease agreement, especially if it doesn't cover local and state laws adequately.

I hope this answer hasn't come too late. I had a cousin who participated in this program a few years ago. They may have made some changes to the program since then, so I strongly recommend that you check with your local HUD office.

Here is some information you need to understand about HUD's VAWA Program.

The Violence Against Women Act (VAWA) provides housing protections for survivors of domestic violence, dating violence, sexual assault, and stalking. These protections apply to various HUD housing programs, ensuring survivors have safe and stable housing options.

This is how the program works.

     1. Occupancy Rights: Survivors are protected from eviction or denial of housing based on their status as victims. Meaning they cannot be evicted or denied housing based on their status as a victim of domestic violence.

     2. Emergency Transfers: Survivors can request emergency transfers to another unit if they feel unsafe.

     3. Confidentiality: Information about the survivor's status must be confidential.

What Can Be Done and Not Done

     1. Lease Terms: Survivors can maintain their housing even if they need to break a lease due to safety concerns.

     2. Property Management: Ensure compliance with VAWA requirements, including providing tenant notices and forms.

Utility Coverage

     1. Standard Coverage: Utilities are typically covered per the lease agreement. If the property is under a HUD program, utilities may be included in the rent or billed separately.

     2. Month-to-Month (MTM) Leases:  MTM leases offer flexibility, allowing either party to terminate the lease with proper notice, typically 30 days. This flexibility can benefit tenants who need to move quickly due to safety concerns.

    Also, if you haven't done so, I recommend ensuring the property complies with local building codes and HUD regulations. I strongly recommend keeping detailed records of all communications and agreements.
