a new law called Assembly Bill 1033 now permits Californians to buy and sell them as condominiums, separate from the main house.

Attention BP Family!

I have decided sale my Duplex Property, which now has a ADU unit! The two existing units rent for $3,000 each. With the new ADU benefit in Los Angeles of having the option of separately selling as a Condo, is a Plus! However, I will sell as a 3-unit property. If anyone is interested in purchasing, as a rental or live in one & rent out other two units, please contact me before it goes on market.

My plans have been approved to convert my 800 sq ft garage. This is currently a Duplex Property. With both units occupied! I’ve owned the property for 10 months. I’m looking to get a Construction Loan. Any recommendations?

Since you're low on cash, you may want to consider a more active approach like flipping as you mentioned to build up money for a down payment on your next rental. HM loans will require you to have some skin in the game so you'll need to bring some of your own capital to the table and also have enough in reserves to cover the monthly expenses.

You may be able to find a partner with some cash to cover either a down payment on a rental or the down payment on a HM Loan for a flip.. but that partner will want to see your track record/experience as well as the details on how you intend to make a profit.
