Hello. Just wanted to let you know you are not crazy. YOU ARE DRINKING FROM A FIREHOSE! Over time like anything, it will get easier. For me, I had to break it down one step at a time. The big 3 that you will need is money, properties and construction crew. How will you purchase your homes? Will you do it the traditional way or the BRRRR method? How will you find your deals? Who will do the rehab? As you are answering these questions you will start to learn about other small things. Take it one day at a time. I promise it's worth it!

Welcome to Bigger Pockets you have picked the perfect place to learn about investing. It is never too late to get involved in real estate. One of things that you can think about is taking advantage of less debt. I don't know your financial situation but most people have less debt as they get older. That will allow you to put more cash down to increase cash flow. You leverage your retirement accounts like a 401k to purchase homes. You can also do traditional financing of the investment homes. Hope that was helpful. Just wanted you to know that you are more than able to start investing in real estate!

Here in Memphis as someone who will normally represent the investor. I will add my fee on top of the wholesaler's promoted price. Hope this helps.

Hey man, I know that I'm biased because I live in Memphis. But Memphis is a good start because of the cash flow.
