@Rene M. Since the 500k that you have to invest doesn't come from a 1031 Exchange. I think it would be in your best interest to buy a solid deal now. I always tell my clients not to try to time the market. We want to always be acquiring properties. If you can purchase a solid deal now with strong investments fundamentals, I would encourage you to pull the trigger. I always try to buy with equity in the deal from day 1, this will be your protection against market volatility. Don't wait, buy a good deal now. Just my 2 cents!

I believe you could possibly use list source. You can put in filters to try and get the most motivated sellers.

I would definitely tell you to find a mentor. I am a firm believer that success leaves clues. Listening to podcasts and reading books can help a lot, but doing it is a whole other beast. You got this! I would start using an app called deal machine. I used this to acquire people's contact information. If the house was abandoned you can call the owner or send a letter. Also, make sure to tell EVERYONE that you are an investor. That's how I got my first deal!

Well, my wife and I just bought our first investment property using the BRRR strategy here in Memphis and it was easy. Really because I live here, my mentor is here and we have trusted contractors that give good pricing and work. I have heard bad stories, but ours is really good so far!

Yes definitely. I think if you have limited funds the BRRRR method would definitely be a good strategy. I would recommend that you find a private lender with good rates. Remember to negotiate the house down. Check out the Memphis market. It's a good place for cashflow. I can send you a zip code guide that we send to investors.
