@Evan Polaski @Wayne Brooks, You guys are right on the wholesaler part, which I knew. If anyone is interested in a home renting for 1200 a month and tenant also pays all utilities, let me know. I need to be out of this before end of March.

Hey everyone, I am selling a home down in Indianapolis, and have signed a purchase agreement with another investor 2 weeks ago. We are supposed to close by next Monday, Feb. 21st. 

Almost immediately after the purchase agreement was signed, this investor stopped responding to phone call, text, and email, even though before we signed he would reply often within minutes to any message. Has anyone ever been in this situation? What did you do? I HAVE to be out of this house by the end of next month for personal reasons. The tenant has been good and pays 1200 a month and utilities.

Hey everyone,

My father and I have finally decided after about a year of discussion to move forward with real estate investing. We are starting with fix and flips and eventually going to get into rentals. Do any of you have any advice on traditional LLC vs Series LLC? I live in Ohio, and father lives in Indiana and we plan to start looking for deals in both states. Therefore, are there any notable pros and cons to setting up the LLC in Indiana or Ohio? I want to lean towards Series LLC due to the nature of it being easier to setup new "child" LLC entities under the main "parent" LLC, if i am understanding how it works. Thank you for any and all guidance and advice!

@Joel Florek, Hey Joel! Thank you very much for this post. It is a great inspiration to me! I am a recent college grad who is practically drowning in student debt. I would love to continue learning and eventually using Real estate investing to climb out of my hole. No more debt for me, I would love to follow your example and build up rental properties of my own someday!
