I wanted to share a quick success story.  I recently connected with an out of state broker who referred a client to me that owned 6 homes in my area and needed to sell one of them fast and well below the market price.  I was able to connect with a local investor who purchased the home about $130,000 below market price in a super hot sellers market.  I connected with this investor by starting and having an investor group and having monthly meet ups.  A great way to help others and grow your business is start local investor meet ups in your area.

BTW - Bigger pockets does a great job of allowing you to advertise and promote your event under Real Estate Events and Happenings.

Yes, I plan on re-started the meet up soon.  I am just waiting for the covid restrictions to be lifted or lessen up.

If this is a condo-tel it may be a challenge to finance.  I would check with your realtor for rental numbers and your lender to see if it is financeable.

We plan on meeting on a monthly basis on the first Tuesday of every month. This will be a place to share, learn, grow and connect. The cost will be free and all types of investors are welcome. If you have renters in place it will be a huge challenge to gain access to show, inspect and appraise due to Covid.  it will be much easier to sell when the renters have vacated.  This would be a good time to re-look at comps and see what your competition is like.  if it does not look good you could get new renters and ride it out or test the market in your area.

I would not recommend this approach as their is way to many variables going against you.  I would suggest that you provide agents with options to get you foot in the door and get started.  Example: Small package of pictures 15 at $X dollars,  or normal package 16+ at $X.  Also look at current listing and target the agents that have poor pictures.  Good Luck.

I would recommend that you go to a local investor meet up to connect with other investors and realtors.
