JaMarcus Joseph thanks for the info. I really do struggle with finding comps. The "bird dog" plan is hard since all I do is drive but I am finding a few by doing so. And the Property Valuator gives SOO much info. It kind of makes me look at things differently money wise. Thanks for sharing that as well. If I do have any questions which I'm sure I will I will definitely ask. Thanks

Sarah H. I've tried Zillow but it never shows enough info. I know that realtors are busy so I don't bug them with every house I find. I wish I could do the whole lunch thing but I can never get that far. I've never made them show me a place I mostly have the owner do it. I go to the meetings but I only met one. I know someone if them go i just got to find them. I just wanted to take a shot on BP to see if any are on here. I don't want to be a nuisance I just would like to have a realtor to go to that works with what I'm trying to do and not the other realtors that don't. I'll keep trying at the meetings and thanks for the advice. I didn't know about the automated mls email thing. Allison Lane I actually have 3 neighborhoods I like driving in and I know go when I get off work and I found a house I seen about 3 weeks ago that looks vacant still. Took a minute to find the owner but I did 👍. I just have to be patient. Someone will pop up.

Hi, my name is kenisha and im a newbie. being a newbie is kinda hard when u lack what everyone knows and have. So far for me to find deals i have the internet and driving. Since i am a newbie i dont know how to do comps and im trying to learn. Realtors can help with this but my problem is i guess being on the back burner. I NEED a realtor to work with me and know yes i am newbie and trying to get there but its not cool to be just put to the side. Anything i would like assisted with i always ask what do you charge so no i am not looking for a hand out. Since i drive for dollars im going to need comps for the houses i find bc im clueless finding the numbers. I just want a Realtor who i can go to and not get pushed to the side and just be like whatever. Are there any NEWBIE friendly Realtors that are ok with working with newbies in the Little Rock, Ar area?

@Carley M. thanks for telling me that. I read A LOT about that. I'm just happy someone confirmed it. But I'm glad it worked out for you. I met a realtor and she advised it. I told her I'd look into it.

Tim Trumble I was hoping to hear experiences with them. After googling and seeing so many complaints I'm not sure if I want to use them. Every all day that they start the process and keep having to send same paperwork and do the same process over and over because of the lack of communication and work ethic. Not to mention the person helping them disappearing and then about to lose their house. Hopefully someone on BP has experienced them.

Write your postHi BP Community! I was informed about checking out a service called NACA but while googling I also found ADFA. They ate both programs that can help you buy your first property and educational. Has anyone ever heard of ADFA or NACA in Arkansas? Has anyone ever went through the programs? Does anyone know which is better? Any information would be great thanks!

David Dachtera I wish I did have friends or family to be a potential lender but that's not an option for me. My only option is networking which is kind of hard for me especially since I have this second job taking up my time. Do you have any advice for networking outside of monthly meetings?
George Despotopoulos oh ok. So if you picked up a second job for example to help with saving up for a down payment what would be a good amount to save up for?
Kathie Riedel you give a lot of great advice. I'm reading and trying to learn to read our market because I would hate to find a lender and they ask about the market and I can't answer them. I wouldn't want them to think I'm not serious and wasting their time. I've been following a few duplexes and quads for about 2 months now but as far as analyzing I'm not there yet and I'm not sure about the area. I haven't given up yet.

Ive been reading a few posts about Private Lenders but Im stil curious on how it works. Do i put down a downpayment? Do i pay a monthly payment? Do i have a specific time period to refinance the property? Do i also pay from the refinance? Is their a different rate for wholesaling, multifamily, or single families? Does the Lender pick the property? Any information would be great!
