Buy "Every Landlord's Legal Guide" by NOLO. Full of practical advice from marketing to screening to leases to handling lease violations to termination or eviction. It also points you to the laws for your state. One book for 49 States and a separate book for California.

You can also Google search "Texas Landlord Tenant Law" and you'll find a ton of free resources.


 Great advice. For some reason I didn't realize NOLO was reputable and I forgot it's nationwide and not just specific to my area. I appreciate you!

I'm an aspiring REI, looking to relocate from my hometown: Los Angeles, CA.... to Houston, TX. I hope I like it there, since I've never been:) That said, my goal is to purchase a multifamily property (preferably 4plex) owner occupied.... but I'm not finding too many that are turn key, and in my price range...so I may have to settle for a duplex (which may be a blessing in disgust). Just wanted to introduce myself as I am excited to be a part of this community and I look forward to gaining enough knowledge to pay it forward one day. #cheers
