@Cassidy Burns, @Jonathan towell . I actually had a similar question surrounding using OPM. I too am looking for the best solution to financing real estate purchases. My banker has recommended CD Loans. His selling point was a lower interest rate + your money earning while it's in the CD and borrowing against it. For some reason this seems a little too good to be true, am I right or have I found the holy grail of financing?

I am an investor and currently have a property under contract. I am searching for the best method to finance the purchase of the flip. If anyone is familiar with Robert Kiyosaki and his "Rich Dad Poor Dad" series, I am a an avid reader and try to follow his methods and tips to a tee. In his book he constantly reiterates that a true investor uses "other people's money (OMP)" to invest in anything, and never his own. I have explored getting a traditional 7year loan on the property at 4-7%; but a commercial banker has recently suggested getting a CD and taking a loan against it at 2-3% while earning close to 1.5% on the secured funds. For some reason this just sounds a little sketch and too good to be true. Can anybody give me insight on this or if they have used CD loans before?
