Hello,

Has anyone done any rent-to-own before? If you don't mind, please share the details of the agreement and what your experience was like. Currently, I am renting out a single family and am considering the lease option. Thanks!

Thanks all!

Mike, Thanks for sharing your thoughts and experiences. That's very helpful. I will continue to research before I make any investments and yes I'm aware of the fees. I'd like to start investing locally before expanding to other areas.

Thanks for responding guys! Jason, that sounds awesome. No bank to put in a minimum bid which means that you may be able to get the homes a lot cheaper? Where do I Find these auctions and do you prefer online or live and what types of research do you do before making the offer?

Hello Ed - Wow, you've purchased the properties at very cheap price. When you're doing online auctions are there properties local around your area? I've checked Rhode Island and I don't see them going anywhere for the price you've paid for. Since you got them at a reasonable price will you be able to turn around and flip them without investing too much on fixes and repairs or are you just going to keep them as rental properties?

Good Morning! Has anyone purchased homes from an online or live auction before? What was your experience like and what would you do differently. Please share your thoughts.

Thank you everyone for sharing your thoughts and information! I am very excited about this journey and really appreciate the quick response. After speaking with a realtor she made me feel obligated like I absolutely had to work with a realtor in order to check out homes and cannot contact a seller unless I had one represent me. As for the license, I'd like to take some classes so I can better understand the basics of real estate and I've also been approached many times by friends and family members who are interested in buying homes so maybe that would be a great way to start? I don't think I want to work for a firm but I was told that if I had my real estate license that I would need to be sponsored by one in order to sell in Rhode Island.

Hello everyone! Very new to this so I am sorry if I ask any silly questions. I've been wanting to buy and flip homes with family members and have been learning slowly. Do you need an agent to represent you if your trying to purchase them sell the home using your own cash? Also, does it make sense for me to get my real estate license? I have an awesome full time job that I love and would also like to do real estate on the side and hopefully do real estate full time but not as an agent. I'd like to buy and flip. Is having a license the only way one can get access to MLS. It seems like most websites already have listings that have been there for so long so there must be a reason why no one is purchasing them. Again, please excuse me for these questions but any help and advice is appreciated. Thanks!!!!
