I agree with the posts above. Pittsburgh is like its own little melting pot of diversity and the housing markets here reflect that. It can definitely be beneficial to get a pre-approval or figure out your financing options and buying power, as well as analyzing the different markets; but without understanding your strategies and goals they will always just be numbers. There are tons of options out there so finding the deal will not be an issue. Take some time to understand what you are looking for and what you want to achieve, and then investigate the numbers to zone your outline into a more precise plan. Good luck with your search!

Thank you @Laura Stayton! Your investigative questions were very insightful and useful. I appreciate you taking the time to provide them as well as break them down to a better point of understanding.

Also thank you to @Michael Smythe! I like the "Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – and they often select the first PMC they call" outlook. I also appreciate your information, tips, and references.

You both have been very helpful!

I am a licensed agent working with investors active in the Pittsburgh markets. I hear a lot of property management horror stories amongst local investors and even worse for OOS investors. Does anyone work with investors out of state who use property management services and how do you recommend they go about vetting these services? Any & all input appreciated!

I personally used Aceable and found the services simple and efficient. You can move at your own pace and they have an app so you can make progress away from home. It was also very affordable compared to other services, and it prepared me well enough to pass the exams. In terms of necessary knowledge, you will learn the majority of this from your sponsoring brokerage if you plan to work for one. Good luck with your studying and exams!

I support all of the market analysis recommendations. Pittsburgh is very diverse and the markets are no exception; before investing in the many and varying markets make sure to properly analyze them. Good luck with your search!

I agree with @Michael Smythe in terms of low balling your offers. Most of the properties listed on the MLS are not listed at BRRRR friendly prices, but that does not mean you have to draw the line. Draw up your analysis with a purchase price that fits you and then fire away on the offer. Confidence and game plan are the keys to the industry (no pun intended).

Thank you for your feedback @Michael Smythe. But the diction of you and @Jim K. seems unnecessary and unprofessional. This is not a creative writing forum; simple answers and points would suffice. Good luck with your endeavors!

Hey Jim! I am a licensed agent with New Western working in the Pittsburgh office. We put out about 20 properties per month in about a 25 mile radius around the city all catered to the real estate investing mindset, BRRRRs included. I'd love to connect and see if I can help you in your Pittsburgh investment journey!
