@John Warren I agree with the local aspect a local real estate agent that recently went to a Boston conference for investors and told me that in Florida the market has yet to reach its peak. I appreciate your insight I have very little exposure to the outside real estate market so its nice to get feedback from people investing in other parts of the country

@Nathan Gesner Until anything actually happens its all speculation your right on that. The thing that is concerning me is what is going on with the trade war and  whether or not it will domino its way down into real estate specifically with lay offs that would reduce prices of homes because of people losing their homes. Although I know it rebounds and am still buying regardless with income being my focus. I just want insight from other investors on what they are seeing occur in their market. Currently in Rhode Island we have seen a boom in our blue collar base due to defense contacts with some of our more larger companies within the state and with the States focus on investing in manufacturing  has helped build a solid base for blue collar.  How do you think economic conditions if they turn for the worst affect rent prices? Also how would you create protection when purchasing in a depreciating market? 

@Frank Wong I agree it seems that too many people become used to the current condition to forget the dangers of being over leveraged. I noticed your from the San Francisco area how is the market doing in that area. Also are their any tips you recommend for buying in a hot market like San Francisco.

As many of you know the economy around the world has been going a little bit crazy and its just about time before the effects start to effect large corporations in the US in a very significant way. I have heard of real estate going down in many areas and see it as an opportunity to purchase property at a larger scale. I just wanted to get opinions from other real estate investors acrosss the country and in my local area on what they see occurring in the market and its effect going forward into next year. I do know that the market is reaching its peak but how have those experienced in particular taken advantage of those moments the real estate market has reversed direction.

I have been having a tough time trying to purchase a multifamily in my area. I currently am looking for my first property and havent been able to get a MF for a good price although I am still on the search taxes tend to be an issue in the state of rhode island even with that being said I know there are good deals out there. Many MF I find have a very low ROI and I am beginning to see opportunity in single families. Also I do believe you can get alot more equity from SF if you purchase it in a good location vs MF. Even though MF is great for greater cash flow and is lower risk due to there being more income from the various units.
