Guys great to see a lot of activity in this thread. 

Questions for investors in San Bernardino County and the High desert. 

What are your current analysis numbers looking like as interest rates go up is everybody still in 70% ARV or are we trending higher in the 80-90.

Also what activity are you seeing on the buy side. I live in the Oceanside area and meet a lot of flippers that are staying in the San diego area and are hesitant to move more east. What are your strategies marketing your flips. 

Newer to the game. Any advice is appreaciated

Whats up everybody,

Sure that this question gets asked a lot but what are your favorite software's for CRM, lead generation, and text campaigns. 

I am currently in a group of investors and everybody seems to be split on a system whether it is Flipster, propstream, smarter contact, the list goes on 

Want to find a system that is beneficial for quality lead generation, managment and campaigns. Any advice is appreciated.

wow guys thanks for the replies and a lot of good thoughts to chew on. I guess there is a general consensus that if you're going to make any sort of appreciation play you must have cash in reserves to cover any sort of unforeseen expense which makes sense. 

For those investing in more expensive markets where you are having a significantly high down payment that is not going to be regained by cash flow in a period of time that will lead you to both more doors and a viable near tear exit strategy what are the characteristics that you need in order to make the deal worth it. 

for @Joe Villeneuve and others that are investing in properties that require a significantly less down payment what are you doing in terms of scalability for your investments. Is your focus just in recouping that down payment plus its twin in equity in order to move in or is there a bigger picture

Hey all,

Been really getting into the community and am super excited.

Heard a lot of people talk about either wanting a multi family property to cash flow off the bat, or that it doesn't matter if you aren't cash flowing in the beginning because after year 1 or 2 you will bank off of capitol appreciation and you will be able to raise rents to a cash flowing state.

Just wanted to hear what everybody opinions on this were and which side of the fence you stand on.
