Being as though I live in a Non-Disclosure state and have been unsuccessful at getting a Real Estate Agent to work with me, I have been debating on going for my own Real Estate License. I have read lots of pros and cons to being an Investor with a Realtor license. If I understand correctly, I must work under a Broker in order to gain and keep MLS access? I have an opportunity to further my education with little out of pcket expesne, so I thought it would be good to look into getting my license. What are your thoughts on the RE License issue BP?

Thank you for the suggestion Steve. We did own a home we bought at a steal, but lost it to Foreclosure two years ago when I was out on medical leave. So we are in repair mode still. I have thought about doing that with the next house we purchase. By then I pray the business will be running well enough for me to flip the house.

I have read up on the rules for the State of Texas as far as contracts go with Wholesaling. I also learned about some of the differences in my first Investment class I took. I completed the IRS online courses for Small Business Owners that the SBC referred me to. I want to start off the right way.

I look forward to reading your posts since you are The Tax Guy with REI interests.

BTW, how do you do the @membername? I am still new and trying to figure out all these features.

I am starting out Wholesaling to build up some major capital. I then want to step into buying and holding multi-family units. Not really sold on Rehabbing right now, I may change my mind down the road. Should I change my label to Wholesaler?
