Sounds like you are out of the loop, unless you make the owner an offer to purchase.

Quote from @Theresa Harris:

Where is your grandma?  It doesn't sound like she's living in the house.  How did the other person get on the deed?  Talk to the city and see if you can pay the taxes in full.

Hey Theresa, you're correct she's deceased. I explained to John that shes the wife of someone who was on the deed I believe (who's since passed as well) and just doesn't really care about the house. If we went with the taxes in full option, wouldn't she still remain on the deed? it would just prevent the company from owning it, correct?

Quote from @John Underwood:

Is your Grandma deceased? If yes. You need to talk to a local attorney ASAP.

How did the person living there get on the deed?

Hey John, yes she's deceased. The house was given to a grandchild of my grandmother's and he's since passed, this person was his wife. Guessing that's how she got on. Thinking yes to the local attorney, which faction of law would be best?

Quote from @Nathan Gesner:

Your grandmother can pay the taxes (and penalties) to redeem the house. Why don't you draw up an agreement with Grandma that says you'll pay the taxes and let grandma live there for the rest of her life if she deeds the property to you. You save the home and it's yours when she passes.

Thank you for the reply Nathan. She's deceased. So the person there now thats essentially letting the house go because it was 'free' to them is currently on the deed. There may be a possibility of drawing up an agreement but was trying to avoid the possibility of the person being difficult just because.

Long story short..

A company has paid the taxes on my grandmother's house for the last 3 years across the river (ESTL). If taxes are not paid in 2 months the company will own the property for taxes.

Can't just pay the taxes because the person living there and not paying taxes on the house is not related to the family yet found their way onto the deed.

Is there a way to buy it as a tax buyer or once it has been bought by the company, by it from them?

This is not my area of expertise. But would like to save it if at all possible. Creative/strategic answers welcomed.

So many gems here! Exactly what I needed though finding a sample purchase contract is quite difficult

Hi All!

Left the engineering profession about a year ago and so I have no w2 but a lot of equity in the MF I purchased in South City a couple years ago. Did my research here and found that commercial financing may be the best option. Does anyone know a reputable commercial financing lender that they would recommend?

Thanks in Advance STL Bigger Pockets family!

Best!

Hey BP STL,

Reaching out to see if anyone had any good contractor recommendations? I know you may not be able to put them here directly, if not, send me a message. I have an opportunity near Benton Park and would like to confirm my rehab estimates.

Also, I've been networking with other STL members and loving it. Great our REI community is staying connected ! Feel free to reach out to me.
