Okay, thanks guys. The only issue is timeline. But I understand if they need to use this (consult call)  to filter out tire-kickers. :-) 

  I’m hardly that and I’m ready to buy something now (several in fact).  

Would love to just connect with one of her agents now if possible.

@avery - I’d did that already and got some generic response about waiting and taking the class mid-November.  Can I not talk to one of your agents until then? I know there’s a lot of stuff to understand before you go diving right into this, but I at least wanted to speak to somebody on the phone. LOL i’ve already done a lot of reading and talking to other agents and builders and have visited this area already. Thought that might have bought me at least some phone time. :-)

I am have done direct mail with about 5000 letters going out every other month, IP targeting, targeted email, Facebook ads, etc. 

   Last year the phones are ringing off the hook with my direct email and this year my phones are ringing a whole lot less and everybody thinks are sitting on diamond mine.

Jist curious how everybody’s metrics are this year for your KPI’s.  I have spent almost 4x the amount in marketing this last year as compared to last year with about 70% less deals!!! I feel like I’m throwing money out the window every month as deals are so much harder to come buy.  How is everyone else doing??

Hey guys!

I dont post a whole lot here because life has been so incredibly busy! (I have 7 houses currently being renovated and also own a real estate appraisal firm)

I have a deal that came across my desk a few weeks ago and the more I research, talk to builders, and a few other developers, the better this sounds. The only hurdle right now is raising the capital needed (around 2 million). Owner has lived here for some time but is getting pretty sick and needs to sell. My current investor has his funds tied up in an apartment development and won’t be able to get his funds available fast enough for the 1031 exchange to take place. Current specs are: Purchase/acquisition price: $850,000 Development cost something around $850,000-$1,000,000 depending on what we do (around $215/LF of road) Wanting to offer 10% return to investors According to a NATIONAL builder in my immediate area who has built homes around me in major subdivisions...., they are very interested in my project and estimate a take down schedule of 7-8 homes a quarter. So we are looking at 2 year takedown and development schedule. Does anyone know of an investor who would be interested in knowing more about this deal to invest? I was thinking about syndicating this deal with a minimum investment of 100,000 as well. Any pointers on maybe working something out with the national builder? Any wisdom is appreciated!

hey there!! Would love to meet sometime.  I am a busy real estate appraiser also trying to flip that many homes this year.  I have one right now that has been renovated and should hit the market today or tomorrow.  Have another short sale under contract. Looking forward to possibly meeting you.

Looking forward to meeting new people! 

So I am a self-employed successful real estate appraiser here in the upstate of South Carolina. I have hired 4 VA's from Bangladesh who have helped catapult my appraisal business to a crazy busy first year (on my own). Essentially, they have helped me reach my 5 year monthly revenue goal......in 6 months! Very happy with that side of things. In fact I am going to visit them this week for about 10 days to help them set up a actual physical office for work.

Now for investing. . .  I have flipped and rented a few properties in the last 7-8 years but want to make some serious changes to that performance this year.  In the past I have also bought about a dozen non-performing notes but that didn't go so well for me as my margins ended up being too thin and ran into problems along the way that ate into my profits.   I still want to try my hand at that game someday for the passive income in can provide (without dealing with tenants) but need a bettter velocity model to grow capital.  At this point, it makes sense to me to leverage my appraisal business knowledge into the field of real estate investing to  build a successful business here as well.  

  I have since teamed up with somebody here  who is active on BP and who I met through a real estate mastermind group that I am part of.  We plan to put out some serious direct mail to my target areas where I live here.  We will be sending out about 500 mailers a week starting in March.  

I read every article that comes out here on BP and listen to the Podcasts.  I also listen to Rea Dealz Podcast (Tucker Merrihew) and House Flipping Formula Podcast (Justin Williams).  I also read alot of books on the subject and other books in general having to do with management, leadership, and mindset. 

  I am also actively raising private money for rehab projects.  I am currently almost finished rehabbing my first property this year and am under contract on another one.  I am currently using hard money lenders. (Lima One Capital and Iron Bridge Lending).
