@Tim Herndon - Reaching out to you on a separate note  Do you have any experience in Pre-closure negotiating: 

 I have a client that the bank is foreclosing on in Oct. I've never negotiated such a deal. Still need to verify other details, but what I know is this:

- Client has declared bankruptcy

- Client has a Mechanics lien on house for 16k

- Client owes bank 900k, and house (not yet verified thoroughly) is appraised at 550k

- The appraisal is before client leaves house, which will have some further damage to it

Oh, one more ask - @Tim Herndon.   I'm just learning about the "squeeze" page and brochure page.   Can you explain the differences a bit more.  Sorry to hit you up with so many questions.

@Tim Herndon - very helpful info you shared, thanks!!!!  I'm new to the game, so building by book of business.   Paid mentors, investigated: (Justin Williams, FortuneBuilders, Phil Pustejovsky, Ken Clothier, and the list continues).  I'm now reaching prop analysis tools: Houseflippingspreadsheet, CRM: Realeflow --- it's becomes very consuming and confusing.  I find BiggerPockets to be the best of resources -

Thank you Zachary.  I'm currently looking into that system.  I guess my follow up question would be - if we're all using Realeflow, then what distinguishes us from one another?  Or are we hoping no one in our area is using realeflow.

I retract my previous comment.  On J Scott's recommendation, I just checked out HouseFlippingSpreadsheet.com - Awesome.  Costs, but minimum, and from what I can tell from a quick perusal - so much detail and well organized.

I found a great form put out by the guys on City Lights Homes.  They provide if Free, and it's the best I've seen.
