Hey Grace, I can definitely relate to your mindset! I'm also new to REI and looking to build wealth through real estate, but without necessarily making it a full-time career.

I’ve also come across that stat, and from what I’ve researched, there are several ways to invest in real estate more passively. REITs and crowdfunding platforms seem to be good options if you want exposure without direct management. Another route could be private lending, where you provide capital to other investors in exchange for interest returns.

Have you considered any of these options, or are you leaning toward a specific strategy? Would love to hear your thoughts!

Hey everyone,

I recently saw a post from someone asking how to invest in real estate with $25K, and most responses suggested that it's not enough and that putting it into an index fund would be a better option.

This got me thinking—are the low or no money down strategies I hear about actually viable? Do experienced investors use them successfully, or are they more of a gimmick?

If these strategies do work, what types of deals or financing methods are commonly used? Are they realistic for someone just starting out in REI like me, or do they come with major risks that aren't always talked about?

Would love to hear from experienced investors on whether these approaches are worth pursuing or if having more capital upfront is truly necessary.

Hey everyone,

I’m new to real estate investing and looking to learn from those with more experience in the Florida rental market. Right now, I’m considering Tampa, Orlando, Lakeland, and Miami as potential investment areas, but I’m not sure which markets make the most sense for rental properties.

I’m also investing from out of state, so if that makes a difference in terms of property management, tenant demand, or overall ease of investing, I’d love to hear your thoughts.

What are the pros and cons of these markets? Are there other Florida cities I should consider? My main goal is to find a solid rental market with good cash flow and long-term appreciation potential.

Any insights, personal experiences, or key factors I should consider when choosing a market would be really helpful. Thanks in advance for your time and wisdom!

Haha, no bartending experience here, just trying to mix the right ingredients for a good deal!

I’m focused on single-family properties right now. I currently have $10K set aside for a down payment, but I’m working on building up more for a better cushion. I don’t think it’s quite enough yet, so I’m weighing my options and connecting early with folks!
