It is tough to self manage all of these rehabs and rentals while working 50+ hours per work in the "corporate" job.

Keep at it Alex. I did this same thing for almost 4 years until one day I realized that I had 20 plus rentals and I didn't have to do it anymore.

You are well on your way! Just keep up the hard work.

Smart man!

I learned real fast to let my tenants know that I am the property manager. I never tell a tenant that I am the owner.

I'd have to reiterate what many have already said. It's never about what you want it's always what the market wants.

I'm a man and a shower is fine by me but when my Mom visits she always takes a bath. Plus as others have mentioned and tub is preferred if younger children are involved. When mine were babies I would take them in the shower with me however my wife would always take a bath.

My point "always keep Mom or Wife in mind".

Just my .02 worth but all of my units had bathtubs.

OP hasn't given enough information IMO to make an informed decision.

Having said that I would proceed forward with repairing the house verses

tearing down and re-building. I say this because I have done it both ways

and tearing down is not always the best option.

Your decision will be greatly influenced by your location and applicable laws.
