Hello biggerpockets friends,

Doing some research on the best ROI for Multi Family zoned lot I'm developing. I can fit 4-5 units as long as I can get 1.5 parking spaces per door on a 59x100 lot. Thinking carriage style to get parking on first floor. Can go 3 stories so building up is key. I have 2 driveway accessible if needed. And I am looking for a design for the lot if anyone has a good site they use that sell housing plans. I've googled it and I need narrow plans.

My question is 2 parts-

1.) Why would one go with a condo (one building, multiplex) vs short platting 4-5 attached townhomes? Is the cost that much different? 

2.) And is the benefit worth it cost-wise  to having the ability to rent and/or sell as individual units or is it better to keep it as one unit? 

Any help or advice is much appreciated!
