Hi all, I have a deal I’m currently writing up a contact for to wholesale to another investor. I believe in full disclosure, so seller is fully aware of my intentions and in agreement. However, I would like to have wording in the contract that specifically states we will either find another buyer or contract becomes null/void , allowing us to walk away from the property. I have it worded in the contract currently stating... “Purchaser will find an investor/buyer on or before (closing date) or this contract will become null and void” Any long time wholesalers out there who use this language or something better in their contracts? Let me know if any more verbiage or more specific verbiage is needed. Thank you!
Hi , any local real estate attorneys that would be willing to answer some questions for me? I have a client whose father passed away, they’re trying to figure out who inherits the property. He died intestate, not sure how the probate process works. Would love to talk to an attorney to get some answers for this client. Thank you!

Hi, I am looking to wholesale some real estate deals. Does anyone know of some local attorneys in Boise, ID that do assignment of contracts? I’ve received some recommendations for title companies that do these deals, however I’m wondering if it’d be smarter to close deals with an attorney rather than a title company.

I was also curious about contract rules as a realtor, would you possibly be able to answer this question as well...Have you ever done an assignment of contract with our ID Realtor contracts? I was told that if you're not taking a commission you're not allowed to use them, I'm currently with Keller Williams. Maybe this is a broker preference? If you make an offer on a property listed by another realtor on the MLS would you use your own personal contract?

thank you, is it Kim Geiss by any chance with Pioneer? I am also a local Realtor so I have a lot of contacts with different title companies, but alot of them seem tentative to do assignment of contracts when I’ve spoken with escrow officers about it before.
