Anyone used patriot funding or have any experience with them

I have a private lender and they want collateral... I told  them they would be the lien holder on the property that im flipping with money...they responded that they wanted to be the lien holder on my personal assets is that normal? It makes me uncomfortable...

I am in Montgomery Alabama and would like to connect with any private investors or hard money lenders that lend in the area. I normally do flip and fix but am interested in flip and hold..I am interested to speak to anyone lending for these types of projects. I just finished my second reno...

list price is just a suggestion.....you can offer what you think is a fair price....get an investor friendly agent....drive your neighborhoods for deals look for vacant homes then research status of homes...time consuming for a pro but as a newbie this is what I do....I just put my second flip on the market...first flip was before it went on the market agent recommended second flip foreclosure I found on mls...

this is an Atlanta suburb I would stick with wood, tile, and carpet....the average southerner tends to be a bit more traditonal...if you want to go against the norm I would do it with kitchen cabinets or creative tile patterns... But you wanna try to not be so personal its not your house...the brick is cute because you need some curb appeal...

Yes its a good market... But location location location....in Montgomery 1 block can be the difference BTW the hood and a nice neighborhood...
