I know many have the opinion not to focus on school systems when investing in rental properties or flipping. I am trying to understand how you can detect that a lower rated school system is improving, and ideally on a steady trajectory to a higher standing?

My tenants have broken up and both agreed the boyfriend will move out. No domestic disputes or anything and should be clean and easy. I am completely fine with it - she lived there alone before and always paid on time, great tenant. How should I proceed with changing the lease? I read that someone would just have her sign a new lease, but I was hoping there was a form I can give them both to sign acknowledging his departure and therefore removing him from responsibilities. Can you please let me know what you think the best course of action would be?

I have a friend that qualifies for the MCO lottery housing. I advised that they also look into FHA loans to see what they qualify for. What are the pros and cons of going through MCO rather than purchasing a home with an FHA loan? Also should you work with a buyers agent if you move forward through MCO? Thanks!

@Adam M. Our notice was that we would not be resigning, but we have not heard anything yet. 

@Thomas S.  We purchased the house when they were already living there and they struck quite the deal with the previous owner. They are way under market rate and use an entire garage plus three parking spaces to run their landscaping business out of. The lease actually states they are only allowed half of the garage, but we did not make them vacate the other half. Because of their business I am anticipating that they very well may try to hang on to this as long as possible because they will need to plan the business move. We did not research on this process before purchasing the property. I made a mistake by saying we would change the locks, but that is why I am here - to learn and further prepare myself. I do not think there is anything wrong that. Again I had read somewhere that they can be escorted by a police officer and wanted eliminate any questions I had on this possibility.

(Massachusetts) We have a tenant whose lease ends 5/31. We are giving them approximately 40 days notice that we will not renew their lease due to renovations.

I can foresee them not leaving when their lease is up and I want to prepare myself if this happens. I recall reading that you can have a police officer come and escort them off of property if this happens. Is this accurate or do I need to file a claim in court?

We have keypad locks  on the outside doors, so we will be changing their code the day after their lease ends.

Any help is appreciated!

In Massachusetts - We purchased a 4 family house and one of the tenants did not have a security deposit. If we allow them to resign the lease for the next year can we make them pay a security deposit?
