Hi Wes, as a landlord, I’d be concerned about security and liability with having people in there that I don’t know. I’d definitely need to beef up my lease to make sure I limit my liability. The Air BNB operator would need to take full responsibility of repairs and maintenance on the inside of the unit as well as full liability for the actions of their guests (damage to property, illegal activity, parties that upset the neighbors, etc). Oh, and I wouldn’t furnish the place as is typical when operating an Air BNB. That would be up to the Operator to do. All that being said, I’d consider taking on the risk if I had a solid lease to limit my liability and the rent was worth it. I’d also make sure there is a good track record for the Air BNB operator. This honestly would be more like leasing to a business as if it were a commercial space. It should be treated as such despite it being a residential property.
