Has anyone ever heard of a lender who will do 10% down on a rental property?

I'm wondering if whether putting down a lot of money up front will help us overcome our bad DTI ratio when trying to get financing. I'm thinking of getting an equity line of credit on the home we live in so I can put down more money up front, but I don't know if this will overcome the DTI. Does anyone have experience with this?
