If you're looking at SFH in Scottsdale and Phoenix in general, you'll be hard pressed to find something that cash flows as a regular long term rental. You may be able to find something cash flowing on multifamily, but even those can be tough in this area for cash flow. We had huge amounts of appreciation over the last few years, combine that with the higher interest rates and most deals won't pencil.

Hi, has anyone has experiences with Nomad? I see they offer leasing and guaranteed rent as well as overall property management. Wondering if folks have used this service and liked it. The idea of guaranteeing rent regardless of vacancy is super appealing!

Hello! I am looking for a good bookkeeper and CPA (can be the same person, or different -open to suggestions!). I am about to close on my first real estate property and looking to purchase more in the future. 

Does anyone here have a good book keeper and CPA in AZ they recommend who is familiar with real estate investors? Thanks in advance.
