Thanks for the suggestion.  Would like to see a picture of the black beams if you have one. Did you have the panel/tiles in between as well?

I just purchased and will be fixing the house to rent.  My question is regarding the ceiling.  The ceiling is wood beamed with ceiling panels in between.  Overall the panels appear to be in good shape with a few slightly sagging.  The house was built in 1958.  What would you suggest to do with the panels replace or sheetrock over. Worried there may be asbestos found if we start to demo.
