Hey everyone,

I was just curious if it would be weird for me to approach an investor that I know about being a potential private money lender for their flipping business. I went to high school with him and just recently discovered that he is flipping properties in my hometown and I really like what he is doing and would love to help fund future deals. Do I just reach out and tell him I am interested in being a private lender on a future flip and ask him to send me some more details about his portfolio?

Hi Everyone,


My husband and I recently bought a townhouse in Huntersville, NC (outskirts of Charlotte) and we were hoping to rent a room in it to travel nurses. I have read several threads and know that it is not uncommon for HOA's to restrict renting in their communities. We have read through the bylaws for our HOA several times and can't seem to find anything that would indicate to us that it is restricted. Does anyone know if there is specific verbage that is used to explain those guidelines?

@Paul Sandhu hey! I live in Charlotte, NC and plan to list a room in my townhouse on the furnished finder page in the next two weeks. I was able to meet several other investors in the Charlotte area doing the same thing through the furnished finder page on Facebook. It has been super helpful!! I am just west of you in Huntersville and am hoping to start house hacking by the room as well. My husband and I are closing on a new build townhouse this week and hope to have a travel nurse renting the space by June/July. What Facebook group are you a part of? Is it the Travel Nurse Housing-Furnished Finder page? I would love to connect/exchange information as well!

@Katie Phillips gotcha! That makes sense. So I will be a homeowner, but my husband is the only one the mortgage for our new build townhouse because his credit score was slightly higher than mine and allowed us to get a better interest rate, so whatever property I partnered with my brother on, that would be my first property as well
