@Wesley I., thanks for your inputs. I'm comparing Vista/Carlsbad and PB. I'm leaning towards the Vista/Carlsbad one, as it fits more people and I'm looking to attract more family crowd.

In time, does anyone have recommendations for home insurance in CA? We are having a hard time to finding one.

@Bruce Woodruff, I should have clarified that some of the houses we are looking are in San Diego county, on the North coastal area, or smaller one in PB, so price wise would be lower $1 mil.

@Dan H., good points on the parking, even with a golf cart. And bikes have the limit of what you can carry. You experience and numbers shared gave me so much to think about and consider, thanks for all the help. We are definitely going with STR, at least in the beginning, but great to know your experience with both LTR and STR

@Andrew Steffens, yes, we are running some numbers and talking to a PM contact and we are finding exactly what you mentioned, occupancy rates seem similar and away from the beach potentially have cheaper expenses.
But I also see the selling point of being “closer” to the beach area as mentioned by others.

Anyways, we are considering going with the bigger/cheaper house for the first invest, fingers crossed!

Hello CA investors,

I’d love to pick your brain on deciding between two investment homes for a short-term rental. I’m aware California is not the best market, with the restrictions and potential new tax coming up, etc, but we have personal reasons to invest there.

With that said, we visited a lot of houses in the San Diego area and saw 2 that seem like a potential fit for us: one is a smaller 3 bedroom but a mile from the beach and the other is a 15-17min drive to the beach, but bigger with 4 bedroom and a little cheaper, which would allow us some cushion to invest on a hot tub or potential pool. This would be our first rental investment, so we’ve been learning a lot and I would love to hear thoughts from this community. Thanks once again!

Hello @Rafael Ro, I came across this thread and I'm curious to know how it turned out for you. I'm in a similar boat and really want a partial STR, partial vacation home in CA, but I'm concerned with all the regulation and comments.
