I would also suggest to reach out to local investors in the Dayton area.  You may be able to offload it pretty quickly!

I hope I never have an insurance claim, but just saw a post on BP about the guy making a killing with RV parked in back of his rental home.  When I asked about insurance he said he thought his homeowners policy would cover it and his guests.  I don't want to have to sneak into a place--like a condo in Miami, because someone is arbitraging illegally, or anything like that.  Just not worth my time or effort or headache at this point....and really for no better place than a hotel room and doesn't seem to be any less costly.


 I'm right there with you on this.  With a hotel, you typically know what you're getting and I've found that definitely not always the case with an Airbnb.  And after the extra fees tacked on, it's really not any cheaper.

For #9 Best way to pay rent- I would say to look into a property management software. There even some free ones out there.  They make rent collection simple, trackable and can provide end of the year reporting as well.

I use Coinbase as well and really like how easy it is to use.  My husband recently switched from Coinbase to Crypto.com and seems to like it a lot better.  I may try that one out.
