I am trying to understand how buying houses for cash works. My understanding is that you see a distressed home. You approach the owner, offer to pay cash for their home. What if they owe the bank money? What if they are upside down in their mortgage? What am I missing?

I agree. It depends on what your idea of cheap is. I moved to Reno Nevada 14 years ago from sunny San Diego. It is high desert. So we get some snow. And this year we had record breaking snow levels. But most of the years I have lived here if you live in Reno it doesn't snow that much. Winters can vary but I've seen 40-50 degree days for weeks on end. Lake Tahoe is a short distance away which has amazing hiking and beaches. Tons of lakes to choose from and off roading. Carson City is also close and is cheaper than Reno.

We are currently in the process of buying a house. It needs some love. Basic stuff like paint and carpet. But the kitchen cabinets are horrible. We don't have the budget to remodel the kitchen right now so I am leaning towards painting the cabinets. I have been researching different methods. What has worked for you? Can you post pictures? Thank you!

Hi Scott! This is a great topic! I received my BA in Psychology at the University of Nevada Reno. I have been interested in Real Estate for a long time. I started looking at homes in San Diego just after high school. I had no idea how I would ever purchase a home but I loved looking at new builds and open houses. My dad took me on a trip to Reno to visit Lake Tahoe. While we were visiting I applied for the university and shortly after I was accepted and my family made a trip to Reno. We looked at homes. They were half the price of the homes in San Diego! Throughout my college career I would visit new builds. I purchased my first home before I finished college and I purchased my second home just after college. My husband shares the passion for real estate. He currently has a rental. We are looking at several options right now. We want to build our rental portfolio and possibly flip a home.

Alecia Jones I suggest watching the market in your area. I am new too so my advice is limited. Auction.com is a great place to watch. If you decide to work with an agent on purchasing your homes interview several. I know in my area there are very few real estate agents who know the flipping market and have connections to wholesalers who can get you a better deal on a home. Good luck! Welcome to bigger pockets!

Nichole Stohler I think risk to me means cashing out IRA accounts or investment accounts or liquidating assets to invest in an idea.

I'd like to take a poll. How many people became successful without taking a risk?
