I am an RE broker in Indianapolis and I'm currently helping my mother and aunt sell a property they inherited that they want to get rid of ASAP. We decided not to list it and instead contact local investment companies where I have a few connections. One of these connections is a cousin at let's say ABC investments. A wholesaler comes out to walk through the property and I specifically discuss my connection to ABC investments and our strategy to call investors. Wholesaler sends a purchase agreement that is less than what my mom and aunt want for the property. We do nothing with agreement. Meanwhile, connection at ABC says they're interested in making an offer on the property. Cut to 2 days later when I still have no offer from ABC. It turns out the wholesaler has collected the offer from ABC (actually less than what ABC and I had discussed). He was just talking to a different person. Any advice would be greatly appreciated. I'm just trying to collect the most money possible in the shortest amount of time for my family members and somehow I'm competing with a wholesaler to sell the property when he has no contract. What is the best course of action here? I've never even heard of a situation like this.
