Just to be clear, only required if denied based on Credit Report. (Reg Below)

I'm not sure, check with a moderator, or it could be an automatic process based on a computer algorithm.

A realtor is supposed to be knowledgeable about their trade. Including things like How to research or look up whether a property have public sewer or a septic tank. Must MLS listing include type of septic system. If the Listing agent put in the wrong type of septic system in the MLS or did not do their due diligence to call the county health dept to verify the type of system, The Buyer may have cause to seek compensation from the Fund up to 10K if they win their arbitration case

Most states have a Version of the Fund and you can find it in the Contract or on line for your state.

A lease ends per the terms of the written lease.
You can offer a new m2m lease at the new rate with a 30 day notice to vacate or any period of time.

Years ago in MD people would buy a Builders Model Home and then rent it back to Builder until the last property was built in the neighborhood. The Buyer benefitted by getting the cheapest home in the neighborhood. and 2-3 years of great appreciation, anywhere from 10-20% as home values were going out the roof. These days Builders hold on to Model Homes for them selves and usually sell them close to the end.
