Hi Serena! 

Only you know what’s right for you when it comes to education. If you’re passionate about whatever you’re going to school for, go for it. However, if you’re just going because of the potential income to be made, you may want to think about that some more.

I am a college dropout, I only went because I was under the influence of family. I could have finished, but it’s just not what I want.

I only listen to my own intuition now!

That’s great! Yes, the first deal is truly a milestone! It will propel you!

Historically, I have always told myself that the money has what was holding me back. Then, after I had the money, an excuse always came up - not the right time, need to research more markets, maybe save more for a larger property, etc.

Then, a couple of weeks back I looked at the stack of RE books on my desk and realized I liked thinking about being an investor but was scared to actually act. I’ve forced myself to stop reading and start committing to action. I feel like getting this first deal under my belt will be a huge step in the right direction.

I imagine that one could get in trouble since its for an investment? As i did find a few places who didnt have anything restricting personal loans for investments... but most places did

Correct, one "could" get into trouble. It's a decision for you to make. A personal loan is just that, personal! Don't do anything to get in trouble. They give loans for vacation or getting cosmetic surgeries. 

Maybe try those places who aren't restricting the type of use.

@John Kedziora Jr Gotcha, I made the assumption that you paid cash! 

Yes, you can use a personal loan. Just make sure you can afford the payments! 

Some hard money lenders/private lenders ask for bank statements and some don't. Some lenders care where the money comes from and some don't.

@Miltiana Holdip Tax Deeds (Sheriff’s Sale) are a little tricky here. A lot of them are not good deals. It’s over saturated with foreign investors driving the prices up. 

I have been to quite a few, but I have never purchased a property from there. You have to be willing to sit on up (hold it until the right of redemption is over) . You also might be able to quiet title, but that costs a lot.

@Miltiana Holdip You may want to consider speaking with a lender. If you have prior work history  before become a stay at home mom, you may still be able to get a loan!
